5 Ways to Add Value to Your Home on a Budget

by - 03:51

Let’s be honest, house renovations can cost an absolute fortune, especially if you’re working on every room starting from top to bottom.

A lot of people choose to renovate their homes just before they get put on sale, to ensure they get the maximum value before they move house.

So, if you’re thinking of selling your house and you want to get the higher offers, rather than the lower offers, then here are 5 simple renovations that you could do to add a bit more to your selling price:

1.      Touch Up the Walls
If you’ve been looking at your living room walls for a while now, and have noticed there are black marks on them, or the white paint is now more of a cream colour, then it might be time to get some paint and touch up the walls.

Not only will you be able to touch up the colours, but you will be able to completely add some new shades that are now in style. It might be worth checking out this year’s Pantone Colour of the Year to see if there is any way that you can incorporate it to the colour of the walls.

2.      Start with the Kitchen
If you only have a budget big enough to renovate one room in the house completely, then make sure that it is the kitchen, aka, the heart of the home.

The kitchen is probably the main part of the house where people choose to hang out, or chill, and a lot of time is spent in there making and eating dinner. A modern kitchen would add a great fee onto the price of your house and it is worth investing a big budget into the kitchen.

3.      New Windows
Not only can double-glazed windows keep you that extra bit warm during winter, but it would also add a chunk of value to your home. A lot of people look for double-glazed windows when they are in the buying stages, as it will mean it will save them money over time as they won’t need the heating on quite as high.

New windows don’t have to be expensive, and you can get some great window special offers so it is just the process of looking, and finding the right ones for you.

4.      Add an Extra Room Without an Extension
If you have a 3-bedroom house, then you can easily make this a 4. You don’t really need an extension for this if you have a garage or a shed that is just filled with junk.

Sort through the junk and get rid of everything that you haven’t touched in the past decade. You can easily make your garage into a nice snug, or even a gym if you enjoy exercise. House viewers love seeing innovation and will love seeing an extra room!

5.      Improve the Garden
Even though us British don’t really spend that much time in the garden due to the awful weather conditions, having a great garden should improve the value of your house.

So mow your lawn and trim your hedge, it is about time you make your garden into a paradise that every bug and wildlife animal will want to hang out in!
